What You Can Handle Between Visits

Filter changes are the main homeowner responsibility, and the right interval depends on the filter type: monthly for standard 1-inch fiberglass, roughly every 60 to 90 days for pleated filters, and up to a full season for thicker media filters built into a return. If you have hydronic baseboard heat, bleeding air from each zone at the start of the season, using the small bleed valve at the end of each baseboard run, clears the gurgling and cold spots that trapped air causes. Vacuuming dust from baseboard fins and keeping registers and radiators clear of furniture also belongs on this list.

What a Technician Checks During an Annual Visit

For gas and oil furnaces, a proper tune-up includes a combustion analysis to confirm the system is burning fuel efficiently and safely, a carbon monoxide test at the heat exchanger and surrounding area, and a visual inspection of the heat exchanger itself for cracks, since a cracked exchanger can allow CO into the supply air. For oil systems specifically, that typically includes cleaning or replacing the nozzle and strainer, checking the burner's ignition, and inspecting the chimney or venting for blockages or deterioration. For boilers, a technician will usually check the low-water cutoff (a safety device that shuts the system down if water level drops too low), test the pressure relief valve, and inspect for any mineral scaling inside the heat exchanger.

Why This Matters More in a Closed-Up Shore Home

A year-round home has someone in it nearly every day to notice a strange smell, an unusual noise, or a thermostat that isn't keeping up. A shore home that's shut for the off-season doesn't have that built-in early warning system.
