Your Water Heater Works Harder Than You'd Think

A water heater is one of the few appliances running essentially every day for years without much attention, which is exactly why small problems go unnoticed until they become a flooded utility closet. Understanding a few basics makes the difference between catching a failure early and finding out about it from a wet floor.

Tank vs. Tankless

A conventional tank water heater stores 40 to 80 gallons at temperature around the clock, which is simple and inexpensive to install but has a limited recovery rate; back-to-back showers in a busy rental can outpace it. A tankless unit heats water on demand as it flows through, giving effectively unlimited hot water as long as the flow rate stays within the unit's capacity, but it costs more upfront and, on a vacation rental with frequent guest turnover, may need a larger unit than a quick online sizing calculator suggests, because recovery speed matters more than total volume when guests check in and shower in the same hour.

The Anode Rod: The Part Nobody Thinks About

Inside most tank water heaters is a sacrificial anode rod, usually magnesium or aluminum, that corrodes on purpose so the steel tank doesn't. It's a simple bit of chemistry, but it's also the single most overlooked maintenance item on a water heater. In coastal areas with salt-laden air and humidity, tanks tend to fail faster than national averages suggest, and checking the anode rod every two to three years (more often on well water) can meaningfully extend the tank's life. Once the rod is fully consumed, the tank itself starts corroding, and that's not reversible.

Sediment Buildup

Minerals in your water supply settle to the bottom of the tank over time, and well water typically carries more of this than municipal supply. Sediment buildup reduces efficiency, since the burner or heating element has to work through a layer of insulating sediment to heat the water above it, and it's also the source of the popping or rumbling sound an older water heater sometimes makes, which is water boiling underneath trapped sediment. An annual flush, draining a few gallons from the bottom drain valve, helps keep this in check, though a tank that's gone years without one may have sediment too hardened to fully clear.

The 120°F Recommendation

The U.S. Department of Energy and most health agencies recommend setting a water heater to 120°F. It's hot enough for normal household use, reduces scald risk for kids and older adults (water at 140°F can cause a serious burn in a few seconds), and uses noticeably less energy than running at the factory default setting many units ship with, which is often higher.

Signs You're Looking at Replacement, Not Repair

By the time a water heater is visibly leaking from the tank, it's not a repair anymore. The goal is catching the warning signs months before that point.
